about us

A sponsor that puts its own money in every deal

MCR Investment Group is a commercial real estate investment firm focused on acquiring, improving, managing and repositioning commercial properties. We look for buildings whose value as individual units is greater than their value as a single asset, then do the work to unlock that difference.

We don't run a blind pool. Each property sits in its own company, investors decide deal by deal, and MCR Investment Group invests alongside them on the same terms. When a deal doesn't meet our standards, we pass and tell our investors why.

strategy

Two ways we create value

Buy, convert, sell CORE

We acquire multi-tenant industrial, flex, retail and office buildings at a wholesale price per square foot, record a condominium map, and sell units to the businesses that use them.

  • Owner-users often pay more per square foot than investors buying the whole building
  • Unit sales return capital as they close, not only at the end

Buy and hold SECONDARY

Where a property earns more held than sold, we keep it: value-add assets that produce cash flow, refinanced to return investor capital, and held for long-term appreciation.

  • Quarterly distributions from operating cash flow
  • Refinance to return capital while keeping ownership
  • Depreciation passed through to investors on their K-1
our investment process

Six steps from first look to final distribution

From acquisition to resale, we manage every step of turning a single building into value for our investors.

STEP 01

Identify

We source off-market and broker deals and screen each one quickly against our criteria.

STEP 02

Underwrite

Full financial model, site visit and third-party reports. Every deal requires unanimous approval.

STEP 03

Control

Letter of intent and purchase agreement with a diligence period. MCR Investment Group funds the earnest money.

STEP 04

Raise

The deal is offered to verified accredited investors on the MCR investor portal. MCR Investment Group co-invests.

STEP 05

Execute

Condo conversion, development or repositioning, with quarterly reports to every investor.

STEP 06

Exit

Sell the units or the building, or refinance. Capital and profit are distributed through the waterfall.

how we partner with investors

You and MCR Investment Group own each deal together. MCR manages it.

Every property is held in its own limited liability company. You invest as a non-managing member of that company; MCR Investment Group invests beside you and acts as manager.

You choose the deal

No blind pool. Each offering stands on its own, with its own documents, and you decide whether to invest.

Limited liability

As a non-managing member your exposure is limited to the capital you invest. You receive a K-1 each year.

why MCR investment group

We invest on data, not speculation

Every acquisition starts with a full financial model, market research and a stress case that must still return investor capital. That discipline lets us pursue properties with real long-term potential while avoiding exposure we can't justify to our investors.

Disciplined underwriting

Every acquisition starts with a full financial model, market research and a stress case that must still return investor capital.

Value we create, not value we hope for

Our returns come from the conversion, improvements and lease work we do, not from betting on the market.

Conservative leverage

We use debt conservatively, so a soft market doesn't become a forced sale.

Full transparency

Every fee is disclosed up front. Quarterly reports, annual K-1s, and a portal where you can see it all.

Aligned interests

Our money is in every deal, and we earn our share of profit only after you have your capital back plus a preferred return.

Long-term relationships

We would rather pass on a deal than ask you to invest in something we wouldn't put our own money into.

leadership

Each part of the deal cycle has a dedicated owner. Every decision is made together.

What to know before you invest in a private real estate deal

What is the difference between the GP and an LP?

The general partner, or sponsor, finds the property, arranges the financing, runs the business plan and makes the day-to-day decisions. Limited partners, or non-managing members, provide most of the equity, receive distributions and reports, and are not liable beyond the capital they invest. At MCR, MCR Investment Group is the manager and the partners also invest as members in every deal.

What is a preferred return?

A preferred return is the return investors receive on their capital before the sponsor shares in any profit. The rate and terms are set in each offering's documents and discussed with you directly.

Who can invest?

Our offerings are open only to accredited investors. For individuals that generally means income above $200,000 in each of the last two years ($300,000 with a spouse or partner), or net worth above $1 million not counting your primary home. Because we may advertise our offerings, we are required to verify accredited status before you invest, for example through tax documents, a letter from your CPA or attorney, or a third-party verification service.

How is my investment taxed?

Each deal company is a pass-through entity. You receive a Schedule K-1 each year showing your share of income, losses and depreciation. On hold strategies, depreciation can offset part of the cash flow you receive. On condo conversions, profit from unit sales is generally taxed when the units sell. Your own tax advisor should review how this applies to you.

How liquid is this investment?

Not very. Private real estate is illiquid, and you should expect your capital to stay invested for the full business plan, which is longer for a hold than for a conversion. Only invest money you will not need during that period.

What are the main risks?

Property values, rents and unit sale prices can fall. Tenants can leave or default. Construction can run over budget or behind schedule. Interest rates can rise and refinancing may not be available. You can lose part or all of your investment. Each offering's documents describe the risks of that specific deal.
